We often forget to take it into account: property tax is an element not to be overlooked when it is about to become owner. According to a study by the Better Cartier, in many municipalities, it represents a month of additional credit each year, or even much more in certain cities such as Saint-Etienne, or Le Havre.

In Villeurbanne (Rhône), the property tax increased by 10 % in 2025, or around 200 euros. A significant sum for a retiree encountered a few weeks ago: “It’s 20 euros per month, it’s 1 % of the amount of my retirement if we speak as a percentage, which is still quite a bit”he points out.
This tax represents an ever greater share of household expenditure: 1.3 credit monthly payments on average, a figure that explodes in cities where real estate is the cheapest. In Saint-Etienne (Loire), for example, the property tax weighs just over three credit monthly payments, and more than two annuals, or 150 euros on average to pay per month. Behind these prices, the will of the municipalities to compensate for the drop in state grants. Last year, their recipes related to property tax increased by 2 billion euros. An upward trend for several years.
“The property tax in ten years has increased by 33 % on average in France”Summarizes Sylvain Grataloup, president of the National Union of Owners Real Estate. According to the Bestaux broker, the property tax should increase again in 2026.
